Sales underway at 6-condo building in D.C.'s Brentwood neighborhood

Four one-level units and a pair of two-level penthouses are priced at $399,000 to $650,000

Buyers looking for a new condo in D.C.'s Northeast quadrant might want to add 1228 Brentwood Rd. NE to their list. Condominiums in the six-unit building are now being shown by appointment.

The lot used to be occupied by a single-family home. The new building skews toward modern design, with white and gray siding and black window frames. All units have two bedrooms and two full bathrooms. Prices range from $399,000 to $650,000, and move-ins are projected to start at the end of September.

The three-story building has four single-level units, each with 800 to 850 square feet of living space. Two are partially below-grade and two are on the first floor. Each of these units has an open-concept living, dining and kitchen area, a primary bedroom with en suite bathroom, a second bedroom and another full bathroom.

Two two-level, 1,037-square-foot penthouses have an open-concept living, dining and kitchen space, a bedroom and a full bathroom on the main level (the building’s second floor), with a deck accessible from the living area and bedroom. The penthouses’ upper level has the primary bedroom and en suite bathroom and a rooftop deck.

Two single-level units each have a small yard and a lobby entrance. The two partially below-grade, single-level units each have a private entrance.

“The building is unique in that it’s detached, it’s on a hill which leads to nice views out of the upper rear units,” said real estate agent Lindsay Reishman, founding partner of The Reishman Group.

All units have oak floors, quartz countertops, stainless-steel appliances and a washer and dryer. The kitchen area has an island with room for seating.

There are four parking spaces behind the building, selling for $22,500 to $30,000 each.

The Brentwood neighborhood, in Northeast Washington, is bordered by Rhode Island Avenue, Montana Avenue, New York Avenue and Metrorail tracks running from the NoMa-Gallaudet station to the Rhode Island Avenue-Brentwood station.

Public transportation, including bus routes and Metrorail, make it a desirable location for professionals commuting to downtown or Maryland.

Brentwood is named after Robert Brent, who was appointed the first mayor of D.C. by President Thomas Jefferson. He built what would become known as the Brentwood Mansion just outside the current neighborhood, near the corner of Florida Avenue and Sixth Street NE, in 1817.
